When the banks cap out: Three routes for Kelowna investors

The Airbnb paragraph (read before you buy “a vacation rental”)

BC’s short-term rental legislation restricts most STRs to a host’s principal residence in larger municipalities, Kelowna included, and lenders were never keen on Airbnb income to begin with. Practical translation: buy properties that work on long-term rents, and treat any short-term upside as a bonus, not the plan. The house hack: a cheaper way into your first rental

Buy a home with a legal suite and live in one unit, and the whole file changes shape. You are looking at 5 to 10 percent down instead of 20, owner-occupied rates instead of investor pricing, and the suite’s rent helping you qualify rather than sitting on the sidelines.

Rutland, Glenmore and the north end of Kelowna hold most of the suited stock. On an $800,000 suited home you are putting down roughly $55,000 as an owner-occupier. The same $800,000 as a dedicated rental needs $160,000. That gap is why this is the structure we set up most often on a first investment file, and it is worth pricing before you write an offer on a straight rental.

Two things decide whether it works. The suite has to be legal, or legalizable, in the City of Kelowna’s eyes. And the lender has to be one that counts suite income at a useful percentage, because they do not all treat it the same way.
