West Kootenay home prices in 2026: The lifestyle premium
The West Kootenay is really two markets in one. Detached homes in Nelson hold their value: the average detached listing sits around $1 million in 2026, with a typical three-bedroom near $695,000, because supply is tight and people will pay for the Kootenay lifestyle. Castlegar and Trail are where the value is: Castlegar’s median runs around $575,000, and Trail lower still. Meanwhile condos and townhomes across the region have softened. That split (strong detached, softer attached) is the whole financing story here, because property type changes how a lender sees your file and what rate they will offer.
Financing a Kootenay property
Kootenay homes are rarely cookie-cutter: heritage houses up in Nelson’s Uphill, acreages along the North Shore, places on a well and septic, the occasional off-grid or log build, and suites that help carry the payment. Not every lender is comfortable with every one of those, and the wrong lender either declines the file or prices it higher than it needs to be. Matching the property to the right lender is most of what I do, and it is the part a bank branch cannot do, because a branch only has its own products to offer.

For a three-bedroom around $695,000 with 20% down, you’re generally looking at a household income in the range of $125,000 to $145,000 at today’s roughly 6.19% stress-test rate, depending on your down payment and other debts. Less money down, or a pricier detached home, raises that. It’s an estimate; running your actual file gives you the real number, and that costs nothing.
Do I need a broker who lives in Nelson?
No. The application, the documents and the signing all happen by phone, email and e-signature. What matters is which lender sees your file, not which town the broker sits in, and I know the region.
Can you finance rural, heritage or acreage properties?
