What happens in the 30 minutes
- You tell me what you're working on. A purchase, a renewal, a refinance, or just a question you can't get a straight answer to.
- We look at your numbers together. What you're likely to qualify for, which lenders fit your file, and what the stress test does to it.
- You leave with a plan. A realistic rate range, the documents you'd need, and the next step if you want one.
On standard residential mortgages the lender pays my fee, so the call costs you nothing either way.

- Your renewal letter or latest mortgage statement
- A recent pay stub, or your T4 from last year
- Self-employed: your last two T1 Generals or notices of assessment
- Your down payment amount and where it's coming from
- Any offer you've already had from a bank

Questions before you book
Is it really free?
Yes. On standard residential mortgages the lender pays the broker fee when your mortgage funds. If a file ever needs a fee (some private or commercial deals), you'll know in writing before anything happens.
Will you check my credit?
Not on this call. A credit check only happens when you decide to apply, and you'll be asked first.
Phone or video?
Video by default: your confirmation email has the Microsoft Teams link. If you'd rather talk by phone, say so in the booking notes and I'll call the number you give.
Can my partner or co-borrower join?
Please do. Anyone who'll be on the mortgage should hear the same numbers.
