Insight Mortgage is the mortgage practice of Ashleigh (Ash) Simpson, a mortgage broker licensed by the BC Financial Services Authority (#503456) and in Alberta. Ash brokers through VERICO Compass Insight Mortgage Corp. This policy explains what personal information we collect, why we collect it, who we share it with, and how you can see, correct or delete it. “We” and “us” mean Ash and the people who help him with your file.
We follow British Columbia’s Personal Information Protection Act (PIPA). For clients in Alberta we also follow Alberta’s Personal Information Protection Act, and federal privacy law (PIPEDA) where it applies. Personal information means information about an identifiable person, such as your name, contact details, income or credit history. It doesn’t include business contact information used for business purposes.

What we collect and why
We only collect what we need for the purpose you’d expect.
- When you contact us by email, phone, text, our contact form or the chat on our website: your name, your contact details and what you tell us, so we can answer.
- Renewal reminders and rate-drop texts: your first name, email and/or mobile number, and your renewal date or target rate, so we can send the reminder or alert you asked for.
- “Send me my numbers”: your email address and the figures from the calculator, so we can email them to you. We get a copy so we can answer if you reply.
- Booking a call: the name, email, phone number and notes you enter on our booking page (Microsoft Bookings), so we can hold the time and call you.
- Applying for a mortgage: the information lenders need to assess and approve a mortgage, including identity details (name, date of birth, address and ID documents), employment and income, assets, debts, details of the property, and your credit report. We use it to find and compare options, to submit your application to the lenders and mortgage insurers you choose, and to meet our legal obligations, including verifying your identity under federal anti-money-laundering rules (FINTRAC). We only pull your credit with your permission.

Consent
We ask for your consent before or when we collect your information, unless the law allows or requires otherwise (for example, a court order). Consent can be express, such as ticking a box or signing a consent form, or implied, such as emailing us a question so we can reply. The consent boxes on our forms are never pre-ticked.
You can withdraw your consent at any time by telling us. If you withdraw consent we need to arrange your mortgage, we may not be able to keep working on it, and we’ll tell you if that’s the case. Withdrawing consent doesn’t undo information already given to a lender or kept because the law requires it.
Emails and texts
We only send promotional emails and texts, such as rate updates, newsletters and renewal reminders, if you’ve agreed or the law otherwise allows it. Every message says who it’s from and how to stop: reply STOP to a text, or use the unsubscribe link or reply “unsubscribe” to an email. We act on your request right away, and always within 10 business days. Message and data rates may apply to texts.
Who we share it with
We never sell or rent your personal information. We share it only as needed for the purposes above:
- Lenders and mortgage default insurers (such as CMHC, Sagen and Canada Guaranty) that you apply with, to assess, approve and fund your mortgage. They handle your information under their own privacy policies.
- Credit bureaus (such as Equifax or TransUnion), with your consent, to get your credit report.
- Our brokerage, VERICO Compass Insight Mortgage Corp., which supervises our files and keeps records as the law requires.
- People working on your transaction, such as your appraiser and your lawyer or notary. With your permission, we can also let your real estate agent know where your financing stands, without sharing your financial details.
- Regulators and authorities when the law requires it, such as the BC Financial Services Authority, FINTRAC, or a court order.
- Service providers that run the tools we use (listed below). They may use your information only to provide their service to us.
Service providers we use
- LeadConnector (HighLevel): the chat on our website, text messages, the renewal-reminder and rate-alert forms, and our contact records.
- Microsoft: email, calendar and Microsoft Bookings, and Microsoft Clarity for website analytics.
- Google: Google Analytics and the Google tag for website analytics, and reCAPTCHA to stop spam on forms.
- Finmo: our secure online mortgage application.
- SMTP2GO: delivers emails sent by our website, such as “Send me my numbers.”
- Cloudflare: spam protection (Turnstile) on some forms, and code libraries our pages load.
- Our website host, which stores the website and messages sent through its forms.
Some of these companies store or process information outside Canada, including in the United States, where it is subject to the laws of that country, including lawful access by authorities there.
Cookies and analytics
When you visit insightfinance.ca, our site and these tools collect information about your visit: the pages you view, how you found us, your device and browser, your approximate location (from your IP address), and how you use each page, such as clicks, scrolling and taps. We use it to see which pages help people and to find and fix things that are confusing or broken. We don’t use it to identify you.
- Google Analytics uses cookies to measure visits. You can read how Google uses information from sites that use its services, or opt out with the Google Analytics opt-out browser add-on.
- Microsoft Clarity records how visitors move through our pages (clicks, scrolling and taps) as session replays and heatmaps that don’t include your name. Microsoft’s use of this data is covered by the Microsoft Privacy Statement.
- Content from other servers: some pages load icons, images, maps and code from other servers, such as Font Awesome, Unsplash, OpenStreetMap and Cloudflare. Those servers receive your IP address and browser details when your browser requests them.
- Your own browser: some features remember small things on your device, such as closing the call bar or details you typed into a calculator. That information stays on your device.
You can block or delete cookies in your browser settings. Most of the site still works without them, although some features may not.
How long we keep it
- Mortgage application files: as long as the laws that apply to mortgage brokers require, including at least five years under federal anti-money-laundering rules.
- Information we use to make a decision about you: at least one year after the decision, as BC’s privacy law requires.
- Renewal reminders and rate alerts: until the alert is sent or you unsubscribe, then only as long as we need a record of your consent.
- Other questions and messages: until they’re no longer needed. You can ask us to delete yours at any time.
When we no longer need information, we delete or destroy it securely.
How we protect it
We use reasonable safeguards to protect your information: access limited to the people who need it for your file, secure platforms with encrypted connections, strong passwords and multi-factor sign-in where available, and secure deletion when information is no longer needed. Please don’t send your SIN, ID or bank statements by regular email. Upload them through our secure online application instead.
If a privacy breach creates a real risk of significant harm to you, we’ll tell you, and we’ll report it to the privacy commissioner where the law requires.
Keeping it accurate
We try to keep your information accurate and complete. If something is wrong, tell us and we’ll correct it, and where it matters we’ll let the organizations we shared it with in the past year know. If we don’t agree that a change is needed, we’ll note your request on your file.
Seeing your information
You can ask to see the personal information we hold about you, how we’ve used it, and who we’ve shared it with. Send your request in writing to the contact details above. We may need to confirm your identity first. We’ll respond within 30 business days, unless the law allows more time. We may charge a minimal fee, and if we do, we’ll give you an estimate first. If we can’t give you some or all of the information, we’ll explain why in writing.

Children
Our website and services are meant for adults. We don’t knowingly collect personal information from children.
